Hi, I’m new to Australia (Adelaide), I’ve been applying houses for over a month now but never have the luck. They always blaming that I don’t have any previous rental history in Australia. Because I was living with my family before migrate to Australia, I’d never rent a property in my life. So, my question is, how to increase my chance as a new comer?

My other question is how do they determine if I can afford to pay? Because at one stage, I was applying a $360/wk home, and they said they believe that I won’t be able to pay rent. Yet, as the pay slip I provided to them, I take over $1300 home after tax every Thursday, don’t know how they come up with that statement. Do I have to find another person include in the application? The reason I keep looking for a 3 bedroom house is because I have a rally car and car trailer, therefore I need a carport/ garage that connects to the back so that I can hide them off street. Yet, a 2 bedroom house won’t have a 2 car carport.

    Thanks

      Hey Kai,

I actually did an episode on that. Check out this one here: https://onproperty.com.au/increase-your-chances-of-getting-a-rental/

The short of it is…offer more money. An extra $10 or $20/week puts your name to the top of the list and gives you first consideration.

In regards to determining how you can pay it’s likely purely arbitrary. They might use a 30% or 33% of your pay…or maybe they thought you made $1,300/month (not per week).

Thanks for this. Decided to write a cover letter and offer $20 per week more. I really hope we get this place! Will keep you updated.

We have tried everything to get a property but still no luck I believe that’s it caused by living in public housing the demographic implies that we’re ” houso” and that’s why I don’t get properties is there anyway that I could do something to help my chances ???
